Commercial Fence Types for Offices, Retail and Rental Property
A business fence gets leaned on, backed into and opened hundreds of times a week. The choices below are the ones property owners and managers ask about most, from the plain to the dressed-up.

Commercial Chain Link with Bonded Coating
Chain link is still the workhorse for yards, lots and storage areas. On a commercial job the coating grade matters more than color. Cost guides sort vinyl coatings into classes:
- Class 2A, extruded and bonded: glued to the wire, used on homes and businesses
- Class 2B, thermally bonded: PVC fused to the steel, the class sold for commercial and industrial work, and the most resistant to cracking and peeling
Ask which class is in the bid. For residential mesh options and per-foot pricing, see Chain Link Fences.

Ornamental Steel Storefront Fence
Out front, where customers park, most owners want a fence that looks finished. Powder-coated steel pickets do that, and steel is the stronger of the two common metals: guides note that aluminum doesn't match it. Guides put metal fence life at 20 to 50 years, and most of that spread comes down to how the posts were set and whether anyone touches up the scratches. Styles and per-foot prices are on Wrought Iron and Ornamental Steel Fences.

Commercial Access Gates
Gates are where a commercial fence takes its beating. A vinyl-coated rolling chain link gate runs $1,400 to $3,000 installed in national guides. Commercial security gates list at $5,000 to $15,000 or more, which guides put at 40% to 60% above residential gates because of the hardware and traffic they're built for. Access add-ons are priced on top:
- Keypad: $50 to $500
- Intercom: $100 to $1,500
- Camera at the gate: $100 to $1,000 each
Motors and openers are covered on Driveway Gates and Gate Openers.

Dumpster Enclosures
A dumpster pad gets three walls of screen and a pair of front gates wide enough for the truck's forks. Wood, slatted chain link and steel-framed panels are all common. The weak point is almost always the gate hardware: the truck clips it, the drop rods bend, and the leaves drag. Ask for gates on steel posts, cane bolts that hold them open, and a bump post or bollard if the hauler swings close.

Parking Lot and Perimeter Fence
Perimeter fence marks the lot line and keeps cut-through foot traffic off the property. In Tallahassee there is sometimes a code reason too: the city notes that several non-residential zoning districts need a landscaped buffer with a fence at least 6 feet high where the site meets an incompatible use. Labor alone on metal fence runs at least $5 to $25 per foot in guides, so long straight runs are where a bid's unit price matters most.

Why Tallahassee homeowners call Tallahassee Expert Fencing
- The call and the form are free
- Your request goes to one contractor, not a list of bidders
- Ask for posts, gates, removal and cleanup priced line by line
- Hold the final payment until the gates swing and latch

Florida Construction Lien Law on a Fence Contract
Florida's lien law (Chapter 713) lets an unpaid supplier or sub put a lien on the property, even after you've paid the contractor. For a fence, the steps that protect the owner are:
Notice of Commencement
Before work starts on an improvement priced over $2,500, the owner records a Notice of Commencement with the clerk and posts a copy at the site. It has to be recorded and posted before the first inspection. Jobs at $2,500 or less are exempt from most of the chapter. The 90-day clock
A notice is void if work doesn't actually start within 90 days of recording it.Notice to Owner
A supplier or subcontractor who wants lien rights serves you a Notice to Owner, within 45 days of first delivering labor or materials. Keep every one you receive.Final payment affidavit
When the last payment comes due, the contractor gives you a sworn affidavit that every lienor who sent a Notice to Owner has been paid, or names those who haven't.Payments after expiry
The statute's own warning says money paid after the notice expires counts as an improper payment and can leave you paying twice.
Homeowners see a short version of this: residential contracts over $2,500 must carry the lien law notice. The rest works the same on a store or an office lot.
Before You Send the Bid Request
Check the zoning and the lease first. A landlord may own the fence line, and a site plan approved by the city may already show a fence type and height you have to match. Note any hours when the lot can't be blocked. Every post hole on the job also needs a Sunshine 811 locate first.
For fences built mainly to keep intruders out of a plant or utility yard, see Security Fencing.
